A rare ground-floor oceanfront condo on Kauai's East Shore — fully renovated with premium finishes, an ocean-view lanai, and thoughtful design throughout.
Fully Renovated · Oceanfront · East Shore
Wailua Bay View #102 is a fully renovated oceanfront condo — one bedroom, one bath, perched above Wailua Beach at the heart of Kauai's East Shore.
Come through the front door and into a bright, open living space dressed in warm luxury vinyl plank (LVP) flooring, recessed lighting, and an unobstructed sightline straight to the Pacific. The entire unit is air conditioned — wall A/C units in both the living room and bedroom keep things cool and comfortable no matter the season. The 100 sq. ft. lanai delivers the full trifecta — ocean, beach, and mountains — all from the same view. Morning coffee, evening sunsets, or just the sound of the waves whenever you need it.
The kitchen has been fully reimagined with dark gray shaker cabinets, granite countertops, a farmhouse apron sink, and brand-new appliances. Nothing was left untouched: every surface, fixture, and finish was chosen to deliver a resort-quality experience at this scale.
The living room is built for comfort — a 75" TV, a queen sleeper sofa for flexible sleeping arrangements, and a full-stand, full-recline power lift recliner that makes settling in (and getting out) effortless.
The bedroom is cool, quiet, and comfortable — fitted with a new AC unit, a 52" ceiling fan, a 65" TV, plantation shutters, and a new double-pane slider window that's virtually soundproof (yes, even against Kauai's famously omnipresent roosters).
The bathroom is a genuine spa moment, with designer tile work, a teak fold-down shower seat, and a custom zero-threshold walk-in shower with a ceiling-mounted rain head, standard showerhead, and handheld wand.
Location is central Kauai at its best: 15 minutes from Wailua Falls, 30 minutes to Hanalei, easy access to the Coconut Coast and all the snorkeling, hiking, and dining the island has to offer.
Schematic diagram — not drawn to scale.
On this rare sliver of Kauai's East Shore, the turquoise Pacific meets the emerald ridgeline of the Sleeping Giant. Seen from above, it's all here at once — the reef just offshore, the golden curve of beach, and the mountains rising behind. The kind of place that photographs like a postcard because it genuinely is one.
Thoughtfully Adapted. Genuinely Rare.
WBV #102 was renovated from the ground up with real mobility customizations in every room. It's not 100% ADA compliant — but we believe it to be the most thoughtfully adapted oceanfront rental on the island.
"We searched for this place for years. Eventually, we stopped searching and built it."
This property wasn't designed by a contractor following a checklist. Every accessibility feature here was built around a family member who uses a walker and a wheelchair — and who has watched too many "accessible" vacation listings fall short in practice. The grab bars are where they actually need to be. The shower controls, handheld wand, and built-in niche are all positioned within easy reach from the shower seat — no stretching, no standing required. Zero threshold floors throughout because sometimes you just can't drag your foot over a flooring transition, and mini-ramps at the glass slider to make rolling out onto the lanai a breeze. A stand-up power recliner for when you need that little extra assist. We chose every detail because we needed it ourselves, and we renovated this condo to be the oceanfront Kauai experience that always felt just out of reach.
Mobility-friendly oceanfront rentals are genuinely rare on Kauai. If you have questions about whether this property is the right fit for your specific needs, Mindy at Kauai Seaside Properties is happy to walk you through every feature — just reach out before you book.

Look to the right from the lanai and a striking tent-roofed structure rises out of the palms: the old Seashell restaurant, part of the legendary Coco Palms Resort. Opened in 1953 on royal Hawaiian grounds at the mouth of the Wailua River, Coco Palms was Kauai's most glamorous hotel — and the setting for Elvis Presley's 1961 Blue Hawaii, wedding-canoe finale and all. Hurricane Iniki leveled it in 1992, and it's stood frozen in time ever since. It's now finally being rebuilt as a Kimpton resort, the Seashell included — so for now, you've got a front-row seat to one of Hawaii's most storied ruins.
Location
Kapaa sits at the heart of the island's East Shore, giving you equal access to the dramatic North Shore and the sunny South Shore — without committing to either.
The property sits directly on the Coconut Coast. Passion Bakery and Kinipopo Shopping Village are right across the street. Papaloa Road runs wide, smooth, and flat from your front door — it's an easy wheelchair roll or stroll all the way to Coconut Marketplace (restaurants, groceries, and shops) in about 10 minutes. Day-to-day needs don't require a car.
When adventure calls, you're perfectly positioned: right next to the Wailua River — Kauai's most kayaked waterway — and 30 minutes to Hanalei and the legendary North Shore, and 35 minutes south to Poipu Beach.
Minute estimates are approximate drive times.
About 35 minutes south, dozens of green sea turtles haul out onto the warm sand each evening. Poipu is one of Kauai's most dependable spots to watch honu at sunset.
Humpback whales migrate through the bay. Sightings from the lanai are common in winter months.
Summer brings calmer seas, ideal for snorkeling and kayaking. Trade winds keep temperatures comfortable.
Fall brings lighter crowds and often lower airfares. Still warm, still beautiful — just quieter.
Kauai's East Shore stays in the mid-70s to low-80s year-round. Rain is brief and tropical — usually gone within the hour.
FAQ
Still not sure if WBV #102 is the right fit? These are the questions we hear most often.
It depends on the level of assistance available. WBV #102 is not a certified ADA facility, and we're transparent about that. It is not recommended for guests who are wheelchair-confined and traveling without a helper. However, it's an excellent fit for wheelchair users who travel with assistance, guests who can transfer in and out of their chair, and those who use walkers, canes, or need extra stability. Every accessibility feature was chosen for real-world use — not just to check a box.
The unit is on the ground floor of a 3-story building with no elevator. There is 1 stair-step from the parking lot into the outdoor entry hallway, then 3 stair-steps into the unit itself. The pool area has 1 stair-step followed by 2 more. Portable ramps are available on request for all transitions. We recommend calling Mindy at Kauai Seaside Properties before booking to walk through the path in detail and confirm ramp setup for your specific needs.
In most cases, yes. The portable ramps are rated to 400 lbs., so weight capacity is rarely the limiting factor. The main thing to check is doorway width. The front door offers about 34" of clearance when fully open, and the bedroom's widened pocket door is about 31½". The bathroom doorway is the tightest at about 27½" usable, because the full-size stacked washer/dryer sits just inside the opening. If your equipment clears the front door it will move freely through the living areas — the bathroom is the one spot to measure for. Contact Mindy at Kauai Seaside Properties with your equipment dimensions and she can confirm compatibility before you book.
Yes — Gammie HomeCare in Lihue is about 15 minutes away and rents wheelchairs, scooters, shower chairs, beach wheelchairs, and more. They're open Monday–Friday 9am–5pm. (808) 632-2333 · gammie.com
Wailua Beach is steps from the property. The beach itself is a natural sand beach — there is no paved or mat access across the sand. It's a beautiful surf beach, but it does have riptides and is not ideal for swimming or water entry for guests with mobility needs. For that, Lydgate Beach Park (~5 minutes up the road) is a much better option: it has a sheltered lava-rock cove that's calm, protected, and far more manageable for getting into the water. Beach wheelchairs are available for rent at Gammie HomeCare. The view and proximity to Wailua are still a major draw regardless — the lanai gives you an unobstructed ocean and beach sightline without having to navigate the sand at all.
Off to the right you'll spot a distinctive tent-roofed structure among the palms — the former Seashell restaurant, part of the historic Coco Palms Resort. Opened in 1953 at the mouth of the Wailua River, Coco Palms was Kauai's most celebrated hotel and the filming location for Elvis Presley's Blue Hawaii (1961), wedding-canoe finale and all. Hurricane Iniki destroyed it in 1992, and it has sat vacant ever since. After decades of stalled attempts, redevelopment is finally underway: the site is being rebuilt as a Kimpton resort, expected to reopen in the coming years. We'd rather you hear it from us than be surprised — it's a genuine piece of Hawaiian and Hollywood history, but for now it's a hurricane remnant within view of the lanai.
Check-in is keypad-based — no key pickup required. Kauai Seaside Properties will provide your door code before arrival.
Free parking is available right next to the unit. When you arrive, check in with the onsite resident manager to sign in and pick up your parking pass.
For day-to-day needs, the Kapaa area is very walkable — grocery stores, pharmacies, restaurants, and the coastal path are all nearby. To explore the North Shore, South Shore, or interior of the island, a car is strongly recommended. Kauai has limited public transit, and most of the island's highlights require driving. Accessible vehicle rentals are available at Lihue Airport (LIH), about 20 minutes away. For more affordable options, Turo (peer-to-peer car rental) is well-represented on Kauai and often significantly cheaper than traditional agencies.
Kauai is beautiful year-round. Summer (May–September) brings the calmest ocean conditions and the best snorkeling. Winter (November–April) is humpback whale season — sightings from the lanai area are common. Fall (September–November) tends to have fewer crowds and lower airfares. Temperatures stay in the mid-70s to low-80s all year, with brief tropical showers that usually pass quickly.

When the day winds down, the trade-wind-and-turquoise view trades daylight for a full moon shimmering across the water.
